A recurring question in the anterooms of deep dreams in my room. Which or what differentiator impacts our client? What a question for a thesis, and the answer may not come from abroad. Of the intangibles that we manage, which one has changed position on the scale of values before the client, how are we measuring this impact on who pays us for a service.
When choosing a property there are two factors that mainly infer our decision, one of them has to do with the location and the other with the physical characteristics of the property, comment that when a real estate appraisal is carried out, the conclusion value is determined by the sum of two values, that of the land added to that of the buildings, and of these two qualities the location (land) carries the intangible part of the value, this is the only quality of the property that by itself adds value over time , contrary to constructions that depreciate according to their age with respect to their useful life.
One of the relevant variables that affect the result is relative to the quality of the infrastructure and the availability of public services in its environment, including transport and those provided by the State. In a very notorious way regarding the use of Internet he has climbed several rungs in his weighting; Probably the disruption caused by this was not experienced since its own implementation, an intangible that of course deserves the value of an area, and until today, somewhat relegated in the valuation document.
It is not uncommon to hear in hallway talks about additional hiring to meet the “new needs”, this placed the lending companies at an unprecedented level of demand and obviously outside the expected growth projections, today it is by no means strange to count for “domestic use” with different suppliers and in many cases it has not been to compare qualities with each other, but to foresee a possible failure and have a different second option.
The valuation professional, being a tireless walker of cities, accounts for these almost imperceptible changes in real time. Cities such as the metropolitan area of Guadalajara, which apparently has an acceptable level of infrastructure, has been disrupted by a greater demand, among these those related to the internet. A recent case is seen in the south of the city in one of the so-called exclusive neighborhoods with a golf course, built at the foot and on the mountain, it was forced to improve in this area after more than 20 years of having a single provider. Coincidence or requirement?
Cases like this we have observed in the city of Mérida in the State of Yucatán, a city with one of the most significant real estate growth in the last ten years, a city that points to the North in its development, precisely there, one of the areas with the greatest lack of telephone and internet services; in some subdivisions it could take up to 90 days to have availability and sometimes there is not even a deadline. It is common to account for satellite antennas of some provider companies covering 100% of some condominiums, of course, with the implication of higher costs.
Have you imagined that something so inconspicuous could acquire this level of importance? Perhaps the internet went from being necessary to becoming indispensable for this moment of the case. Which of the intangibles that our organization contains has undergone similar changes with respect to our client? An obligatory reflection for these spaces of uncertainty; just two years ago it was unthinkable that a negligible service would take on such importance in this incipient “new style of living.”
