This has been approved by the Council of Ministers through the Royal Decree amending the Technical Building Code. In this way, the Government intends to facilitate the deployment of the recharging infrastructure necessary to drive the electric vehicle.
One of the main problems facing the electric car in Spain is that the charging network is insufficient. In addition, there are many potential users who do not end up betting on the electric car because they consider it difficult to access their own or public charging point with guarantees.
We have already told you before what you have to do to install a charger at home, whether your garage is private or a community garage. And, although it is not complicated (as long as you have the money it costs, of course), the truth is that in the future it will be even easier.
This is due to the fact that the Government of Spain has approved, via the Council of Ministers, the obligation for all new residential buildings to include the pre-installation of recharging for electric cars.
Requirements with the new law
Specifically, the new regulations framed in the Technical Building Code specify the following: all buildings for private residential use with more than 20 places Parking facilities must include pipes that serve as pre-installation of recharging infrastructures. And said pre-installation must be valid for all existing parking spaces.
Regarding the buildings with a use other than private residential and with more than 10 parking spaces, the regulations will require pipes that serve as pre-installation for at least 20% of the spaces. In addition, an operational charging point must be installed for every 40 seats.
Finally, in the buildings belonging to the General State Administrationa charging point will be required for every 20 parking spaces.
All this is in line with Directive 2018/844 of the European Parliament and of the Council, which modifies Directive 2010/31/EU on the energy efficiency of buildings and Directive 2012/27/EU on energy efficiency. energetic.
Greater energy efficiency
Another of the relevant innovations in construction, energy and the environment is the imposition of incorporating power generation systems from renewable sources in private residential buildings with more than 1000 square meters built.
In addition, the same threshold is established for buildings intended for other uses, which represents a considerable reduction in relation to the 3,000 square meters previously legislated.
This new measure is aimed at improving the energy efficiency of new buildings, something that is in line with the European legislative initiatives aimed at promotion of renewable energies.
